Facilities and Services
Support System Select is available to individual customers, and Support System Plus is available to both individual and corporate customers. The support system is available only when a current subscriber renews the subscription.

Service Contents
Water problems
Respond to plumbing problems such as toilet clogging and overflow
This applies to residential areas of rental housing managed and operated by Leopalace21.
1. Removal of blockages in water supply and drainage pipes (excluding public and common areas)
2.Emergency repair of "overflow" due to water supply and drainage pipe failure (excluding public and common areas)
The above on-site services and emergency repairs are free of charge. (Limited to emergency repair costs of about 30 minutes)
In addition, those caused by freezing of water supply and drainage pipes are out of the scope of application.
Lock Trouble
We respond to requests for unlocking keys to rooms in rental housing managed and operated by Leopalace21 when customers are unable to enter their rooms due to loss or theft. If the key needs to be replaced for security reasons, we will support the replacement after the lock is opened. Normally, a replacement fee of 16,500 yen (including tax), a business trip fee of 3,850 yen (including tax), and a separate nighttime response fee are required, but these fees are waived if you subscribe to this service.
We respond to requests for unlocking the room keys of rental housing managed and operated by Leopalace21 when customers are unable to enter the room due to loss or theft. In addition, if it is necessary to replace the key for security reasons, we will support you even after unlocking the door. Normally, the exchange fee starts from 16,500 yen (including tax), and the travel fee starts from 3,850 yen (including tax).
Depending on the situation, you may be asked to present a copy of the notification.
The service also applies to unlocking work when the bar lock is incorrectly locked.
The period for accepting requests for this service is from the time the customer receives the key to the room until the day the customer moves out. In addition, if we cannot confirm that the contact person is the contracting person (tenant), we may refuse the service.
This service is for when the key is lost or stolen. When receiving this service, we may ask the customer to notify the nearest police in advance.
Misplacement of the key, forgetting to close the key, being locked in the car, etc. are not covered by this service.
Window Trouble
Respond to troubles such as broken window glass and burglars
In the residential part of rental housing managed and operated by Leopalace21, emergency measures will be taken in the event that the window glass is broken due to burglary, or if something accidentally hits it and breaks it.
If it occurs at night, we will arrange to replace the window glass during the daytime on the following day.
When receiving this service, the customer may be asked to notify the nearest police in advance.
Depending on the situation, you may be asked to present a copy of the notification.
- May be used up to once per year.
Air conditioner problems
Respond to troubles such as air conditioner malfunction, water leakage from air conditioner, etc.
Emergency measures will be taken in the event of a problem with the air conditioner (not working, not heating, not cooling, water leaking) in the private residential area of rental housing managed and operated by Leopalace21.
Symptoms may not be improved depending on the state of the problem (failure that requires replacement of parts/main unit).
If repair or replacement by the manufacturer is required, we will arrange it during the daytime on the following day.

Electrical equipment problems
Support for troubles such as tripped breakers and malfunctions of outlets
If a breaker trips due to electrical equipment managed by Leopalace21 in the residential portion of a rental housing managed and operated by Leopalace21, emergency measures will be taken.
If you identify the cause of the breaker tripping, you will not be able to use the appliance that caused it.
Repairs that require electrical work will need to be handled by a qualified person, so we will arrange it during the daytime on the following day.
If the equipment brought in by the user is the cause, additional costs may be charged.

Light bulb replacement service
Replace broken light bulbs and fluorescent lamps in the rooms
Replacement of light bulbs and fluorescent bulbs that have broken due to natural wear and tear or age-related deterioration in the residential areas of rental housing managed and operated by Leopalace21.
Normally, replacement fees for materials such as light bulbs and fluorescent lamps (current prices) and a travel fee of 3,850 yen (including tax) are required, but if you subscribe to this service, they will be free. (Limited to replacement work cost of about 30 minutes)
In addition, damage due to damage to the main body of the lighting equipment, failure of electrical equipment, switches, etc. is out of scope.
Free business visit service
Travel charges from 3,850 yen (including tax) incurred for maintenance (inspection, etc.) on business trips other than the above services are free of charge.
Travel expenses from 3,850 yen (including tax) incurred for visits and maintenance that involve business trips that are not covered by this service will be free of charge for the residential portion of rental housing managed and operated by Leopalace21.
At our discretion, we may not be able to accommodate visits.
E.g.) If it can be improved by telephone correspondence, for matters outside our control, etc.
Only travel expenses are free of charge. Maintenance and other costs will be reimbursed at actual cost.

Residents and roommates of rental housing managed and operated by Leopalace21 are eligible.

- In addition, the following reasons are excluded from the scope of application
- Due to war, earthquakes, eruptions, and tsunamis.
- Use of buildings that Leopalace21 has deemed ineligible for service or by persons not eligible for service.
- This service is provided through our business partner, Sogo Security Service Co.
Disaster Relief Services
We will provide support for any trouble
①In the case of a disaster (fire, flooding above the floor) occurring in your rental housing, we will bear the cost of accommodation facilities such as hotels you used until you moved to your new residence.
This service is applicable when you change your residence to a rental residence managed and operated by Leopalace21.
One of the following expenses will be covered
When using the accommodation facility as a temporary residence: Up to 11,000 yen (including tax) per night including transportation expenses, up to 5 nights, up to 55,000 yen (including tax).
When using a place other than accommodation as a temporary residence: Transportation expenses up to 55,000 yen (tax included) will be covered. (You are responsible for arranging hotels, etc.)
- However, only one round-trip transportation fee is required. Receipts (copies are acceptable) must be submitted.
②We will bear and reduce temporary expenses (moving expenses, contract money) for re-occupancy in the case of a disaster (fire, flood above the floor).
This service is available to those who move into rental housing managed and operated by Leopalace21.
Only the one-time costs associated with the change of residence will be borne by the customer. You will be responsible for the room usage fee at the new residence.
The maximum temporary cost is 55,000 yen (tax included).
Moving expenses will be covered only when a company designated by the Company is used.
③This will apply when the Company determines that a person is unable to lead a normal life.
- May be used up to once per year.
Notes
- It may take time due to various circumstances such as traffic conditions, and depending on the contect of the maintenance , it may be possible to respond after the next day .
- The following reasons are not applicable
- Occurrence in public or common areas.
- Intentional or negligent acts by the user.
- Due to war, earthquakes, eruptions, and tsunamis.
- Use of buildings that Leopalace21 has deemed ineligible for service or by persons not eligible for service.
- Due to an inquiry about LeoNet.
- Listed contents of the properties managed by leopalace are limited .Leopalace Partners and brokerage properties have different features.
- For information on purchasing insurance (fire insurance) for tenants' household goods, etc., please inquire at our offices.
