Long-term contract
If you plan to use the property for more than a year, we recommend a rental contract. Leopalace properties do not require deposits or brokerage fees. Room usage fees are paid monthly, so you can keep initial costs down. We also have furniture and appliances, and a mail-order site exclusively for residents, so you can start your new life right away.
How to use
The rental contract is suitable for long-term occupancy of more than one year and is renewed every two years.
- If you move out within one year from the start date of your contract, you will be required to pay a penalty equal to one month's rent.
About the cost
Key money (the amount varies depending on the property) is required; there are no security deposits or brokerage fees. In addition, the room usage fee (rent + common area fee + environmental maintenance fee, etc.) will be transferred monthly from the customer's designated financial institution account.
- A separate monthly administrative fee will be charged for bank direct debit.
- When renewing your room (every two years), a renewal fee ¥16,500(tax included) is required as a renewal fee.
- If you wish to complete the contract procedure in paper form, a separate administration fee of 1,650 yen (tax included) per contract will be charged. For details, please click here.

When signing a room contract, you will need to enter into a guarantee contract with a rent guarantee company designated by our company (only in the case of an individual contracts ). In addition, 100% to 120% of the usage fee (at the time of contract) and a guarantee fee of ¥10,000 (annual from the second year) are required.

- Cleaning fees when moving out vary depending on the floor plan of the room. 1R・1K・1SK・1DK: ¥38,500, 1SDK・1LDK・1SLDK・2K・2DK・2SDK: ¥49,500, 2LDK・2SLDK・3DK・3LDK・3SLDK・4DK・4LDK: ¥57,200. For rooms with furniture and home appliances, you will be responsible for cleaning fees plus ¥3,300 (tax included) upon moving out. If damage to the property or equipment is caused intentionally or negligently by the tenant, repair costs may be required in addition to the cleaning fee upon move-out. If you have signed a contract for a pet-friendly property, you will be required to pay ¥33,000 (tax included) as a separate cleaning fee in addition to the cleaning fee when you move out.
